When are the assessment fees due?

Maintenance fees are due by the 1st of the month.

Who do I call if there is an emergency?

Emergencies situations include fire, plumbing, roof leaks or weather-related damage. Contact our office at 954-889-4794. Leave a detailed message with your community name, phone number and extent of damage. A staff member will contact as soon as possible.

How can I make a recommendation?

Email us at venezia@nextgenfla.com or click on the Contact Us link and submit the form.

Online Payments

To make your payments online, please select the Pay Assessments menu option. Processing fees will apply for Echeck payments & Credit Card payments.

Miscellaneous Items

Association-specific items, including keys, access cards, key fobs, and decals (if applicable), are available for purchase in your homeowner portal under the “Misc Items” tab. Please log into your account to access this feature.

Once your purchase is completed, the property manager may reach out to coordinate the pickup, depending on the type of item purchased.

Reservations

Renting or reserving Association amenities, such as the Clubhouse or Gazebo, is available online through your homeowner portal under the “Reservations” tab. Please log into your account to access this feature.

Please note that amenity reservations or rentals are subject to approval. After completing the transaction, you will receive an email confirmation with all the details. You will also receive a notification via email regarding your approval.

Governing Documents

Copies of the Association’s rules and covenants are available online through your homeowner portal. To access these documents, please log into your homeowner portal, select the “Documents” tab, and then select the folder “Governing Documents”.
